Proposals

Brickkiln will provide around 1,000 new high quality homes on a 63 hectare site between Tea Green and Cockernhoe.
If granted planning permission, it is envisaged that the development will be built in phases over a period of five years. The key features of the proposals are:
 

Mixed and Sustainable Development

  • Up to 1,000 high quality homes
  • A mix of family housing, properties for first time buyers and homes for the elderly
  • Up to 40% affordable housing
  • All buildings between two and three storeys – no high rise developments
  • A density of 35 dwellings per hectare – lower densities on the edge of the site to ensure sensitivity to neighbouring countryside and residential areas
  • In accordance with design principles specified in local, regional and national planning documents
  • Improvements to Chiltern Way
  • Substantial new woodland and hedgerow planting

New Amenities

  • A new local centre with provision for new retail and community facilities
  • These may include a café, convenience store and crèche
  • A new two-form primary school at the heart of the development, close to Cockernhoe
  • New public transport links (more detail on the Transport and Access page)
  • Community Hall

Open Space and Play Areas

  • Four new play areas
  • Accessible areas of formal and informal open green space
  • Allotment space
  • Enhanced public access to Putteridge Bury
  • New footpaths, cycleways and bridleways
  • Existing ‘green corridor’ on edge of Luton to be supplemented with new open space and tree planting
